The Budva-based company Aura Vittalis is set to develop a high-end tourist complex featuring 12 villas and a restaurant in Kotor, on a plot located in the KO Lastva area, within the scope of the Kotor Urban Development Plan.

The total land area spans 32,882 square meters, with construction planned on 5,530 square meters. The investor has obtained urban and technical conditions for the project, while Montenegro’s Chief State Architect has approved the conceptual design created by A12 Project Studio. The complex will have a total gross area of approximately 3,500 square meters.

The structures will consist of two underground levels, a ground floor, and one upper floor. The project includes 31 parking spaces, according to reports from eKapija.

The resort will feature 12 villas and a restaurant with a swimming pool. Each villa will have a basement area housing technical rooms and storage spaces. A garage with 13 parking spaces will be constructed in the upper part of the site at level -2. Five villas will have individual access to the garage via staircases leading to the upper floors, reserved exclusively for property owners.

The architectural design of the complex embraces a Mediterranean style.

The recessed upper floors provide a minimalist aesthetic, while local stone on the supporting walls reflects the region’s architectural heritage.

All villas will have green roofs planted with Mediterranean vegetation. The dynamic layout of the complex is emphasized by two distinct villa designs, alternating materials between natural stone and decorative plaster. The landscaping plan includes green areas, paved walkways, parking spaces, and jacuzzis. Additionally, a swimming pool will be built next to the restaurant.
