The real estate market continues to shock with its staggering prices, showing no signs of stabilization. The "stability" seems to lie more in the public's reluctant acceptance of skyrocketing costs than in any actual decrease in prices for apartments and houses.

One of the most expensive apartments currently listed for rent on the platform Olx is priced at an astonishing 6,500 KM per month! This luxury apartment, located in the center of Sarajevo, boasts 125 square meters of living space and includes a garage. However, this is not the only jaw-dropping listing, as numerous other apartments priced in the thousands of marks are up for rent.

In Sarajevo, a four-bedroom, fully furnished apartment is available for 5,500 KM. Another, with a view of the Eternal Flame, is listed for 5,000 KM.

The trend of luxurious and pricey rentals extends to Banja Luka, although at relatively lower costs. For example, in Jevrejska Street, a 104-square-meter, four-bedroom apartment is available for 3,300 KM per month. However, the high price has kept the listing active for quite some time. Nearby, a similar apartment with slightly smaller dimensions is offered for 3,000 KM, while a smaller unit on the same popular street is listed for 2,500 KM.

A real estate agent recently explained to ATV the factors influencing these sky-high rental prices:

“When it comes to apartments for rent, the interior design is the most important factor in determining the price, followed by the location. In recent times, the availability of parking or a garage has also become a key consideration. These luxury apartments are often designed and furnished by professional architects, which significantly drives up their cost.”

However, such high-end rentals are rarely sought after by individual renters. Instead, they are typically leased by foreign companies providing accommodation for their clients or business professionals staying in Bosnia and Herzegovina.

With prices like these, it’s clear that luxury rentals in Sarajevo and other cities are catering to a niche market, leaving the average renter searching for more affordable options.
